Major Shadowood Renovation Planned -- Large File

The Shadowood Board of Directors at its 20 October meeting approved hiring Chevron Energy Solutions to begin a comprehensive energy audit of Shadowood's energy and building infrastructure. Included in this renovation are the following:

  1. Complete Heating and Air-Conditioning System Replacement
  2. Solar Hot Water and Heating Installation
  3. Relighting the Entire Property
  4. New Doors with keyless locks, Windows and Patio Doors
  5. New Stairwell Enclosures with Secured and Controlled Access

  7. New Electricity Metering System
  8. New Energy Management System
  9. New Mailboxes
  10. Covered Island Parking

2005 Annual Meeting Results

With more than 150 attendees and a quorum exceeding 30 percent, the annual meeting of the Shadowood Condominium Association results are as follows:

Board of Directors Election:

Cody Parker and Rodgerick Newhouse were elected to the vacant board seats; Mark Brabrook was appointed by the previous board filling the seat vacated by Darrell Millner. The full board will elect its officers at the 19 March board of directors meeting.

2005 Shadowood Board of Directors: Brian Olivia; Lois Lynch; Mark Brabrook; Cody Parker; Rodgerick Newhouse

Pamela Supanick and Jason Osborn introduced themselves and will work on various committees and other Shadowood improvement programs.

4th Amendment to the by-laws:

Both the insurance and the renovations clauses to the 4th amendment were passed with an overwhelming majority of yes votes. Once the votes are ratified and details recorded, we will communicate the details necessary to certify insurance coverage on all units.

Speakers:

Eric Schonberger of Comcast reviewed the bulk TV and Internet program that will be rolled out later this month.

Chairman Gerry Connolly of the Fairfax County Board of Supervisors spoke of the Fairfax county's six-point plan and enumerated the many reasons why your investment in Shadowood is sound and rewarding and the outstanding quality of life in Fairfax County.

We introduced Resident Deputy Demetrios Mitchell of the Fairfax County Sheriff's Department and our officer in residence expressed his enthusiasm for joining the Shadowood team and discussed his plans for security and community activities.

Betsy Johns of Shadowood's financial management contractor, AMSi, spoke of the significantly stronger financial position Shadowood enjoys and new ways of paying the assessment (new less expensive lockbox, stable, "budget" billing and credit cards) and the need for a thorough review of the reserve funding and analysis.

Gene Dassing of Chevron Energy Solutions updated the community on the renovation program

Many thanks to the Shadowood staff, 2004 Board of Directors and everyone who attended or submitted proxies for making this meeting a huge success.


2005 Annual Meeting

The 2005 Annual Co-Owner's Meeting is Monday, March 7th beginning at 8:00 PM.  Light dinner and refreshments will be served beginning at 7:00 PM with time to get to know your neighbors and informally address the board of directors. Please plan on attending this very important meeting! Two board of directors seats will be vacant and we seek unit owners to fill these positions. A number of by-law amendments will be presented and voted on. Government officials will be present to discuss local matters of concern, and the ever-popular fabulous giveaways, awards, and condo-fee awards!

APPROVED 4th Amendment to the Shadowood By-Laws

This by-law change is required for the board to pursue the Chevron renovation program with neither a direct cost to the unit owners nor a special assessment. Among other things, the by-law clarifies the ambiguous Master Deed language specifying that the board may make changes to common elements, limited-common elements and undefined elements. Since the Shadowood documents do not specify ownership of the doors and windows, the board's attorney determined that the master deed allows the board to make replacements and improvements to these and other elements to the extent that some value is added to the property or co-owner equity. This by-law change corrects that ambiguity and will allow this and future boards of directors to make improvements and betterments to the property at the lowest possible cost.

The second part of the by-law change requires that all unit owners obtain liability and hazard insurance to protect themselves and other unit owners in the event of an uninsured or unit-to-unit loss.

The board unanimously passed a resolution supporting this change and strongly encourages all unit owners to vote YES to the proposed 4th by-law.

Shadowood Issues Financial Services RFP -- June 1, 2005

As part of an on-going effort to expand services and manage costs, the Shadowood Condominium Association Board of Directors released the following Request for Proposals (RFP) on June 1, 2005 to all interested financial-services providers.

We encourage responses from all condominium and financial-services management companies.

Responses are due on or before June 15, 2005; late proposals will not be considered.

Koger Financial Management for Shadowood

The Board of Directors is pleased to announce that after extensive research, reference checking and interviewing, we have selected Koger Management Group, Inc. of Fairfax, VA to handle the financial management services for our community. The change is effective August 1, 2005.

 

Koger comes to us with an impressive history and a diverse background of association management, and a management style that the board believes will be efficient, effective, and professional and will serve your best interests and those of the Shadowood Condominium Association.  Best of all, this relationship will cost less than the current relationship and offer additional benefits including credit-card payment and automatic debit from checking accounts.

 

  As always, be sure you use only the envelope enclosed with your statements to send in payments. Do NOT use any other envelopes, including your own or your payments may be late.  Neither the Board nor Koger will waive any late fees or interest charges if you do not send your payments in the correct envelopes.

 

Do not send other correspondence in your payment envelope as the envelopes are specially coded to be routed efficiently to the payment center. Other correspondence will be discarded.

Comcast Selected by Board for Discounted Cable TV and High-Speed Internet!

At its meeting on December 15, 2004, the Shadowood Board of Directors voted to select Comcast to provide Video and High-Speed Internet service to the Shadowood community. The program is expected to be rolled out beginning late winter 2005--watch the Shadoword and this website for further details.

Highlights of the program:

  1. All 450 apartments with accounts in good standing receive video programming of approximately 80 channels
  2. All apartments with accounts in good standing receive high-speed internet service, multiple email accounts, web site services and storage and a complimentary cable modem
  3. The office and community center receive video and internet service at no charge to the association
  4. Affiliates of Shadowood living off site receive discounted digital service
  5. Shadowood has its own private television channel provided by Comcast
  6. The fees will be billed to your account payable monthly with your maintenance and other utility assessments
  7. Bulk pricing for the Shadowood community
