Important
Management Update -- July Statements!
As you
may know, Shadowood is in the process of changing the firm that manages
the day-to-day operations of Shadowood. The following
may affect you:
- Combined JULY AND AUGUST STATEMENTS
WERE MAILED ON Saturday, July 21, 2007.
Electricity charges for August were estimated and will be adjusted on the
September statements.

LATE FEES
AND INTEREST MAY BE SUSPENDED. For
all accounts with $0 balances as of June 30, 2007, no
late fees or interest charges will
be posted for July. For accounts with positive balances,
late fees
and interest will be posted as usual
- PAYMENTS ARE NOT BEING
ACCEPTED BY KOGER. Do not mail any payments to the lock box in Phoenix or
deliver any checks or payments to Koger. If you have an urgent need to make a
payment for parking decals or collection matters, you
may do so at the on-site office
- CREDIT CARD PAYMENTS
ARE SUSPENDED. Until further notice, SCA will not be able to accept any
credit card payments
- AN ACH (AUTO DEBIT PAYMENT)
APPLICATION is included in the statement mailing. You must re-apply
for ACH payments; the Koger application you may have filed previously is no
longer valid.
- KOGER MANAGEMENT IS OUT OF
BUSINESS AS OF JUNE 30th
- Armstrong Management as
the new management company, taking over as of July 1st

Mandatory Recycling: All businesses and residents
(including all Shadowood residents) are now required by law to recycle
mixed paper and cardboard. Recycling containers are located in each
trash enclosure.
The leadership team regrets any
inconvenience these changes may impose.
We are all working to make Shadowood the best possible place for all to live
and invest. Toward that end, we will be sharing more information in the coming
days and weeks.
SPECIAL NOTE:
If your vehicle still has YELLOW AND BLUE decals, they
are void and must be changed ASAP. ONLY BLUE AND WHITE decals are
valid!
Energy Management System / Air-Conditioning Quick Checks
Please be sure to check your circuit breaker box for any switched off or
tripped breakers BEFORE calling the office for air-conditioning repairs. As a
reminder to all, Shadowood owns and maintains the heating and air-conditioning
systems. All repairs are performed during normal business hours by the
association at no direct cost to unit owners or tenants.
Shadowood uses an energy-management
system (EMS) to minimize electricity costs. The EMS randomly cycles air-conditioning units off
(but not the interior furnace fan) depending on the total energy load throughout the property.
To maximize the available air conditioning, do not do laundry, use your ovens or
otherwise use large amounts of electricity during these times.
Our air
conditioning system is designed to reduce the indoor temperature up to 20
degrees lower than the outdoor temperature, so do not expect 70 degrees inside
when it is 100 outside.
Please refrain from calling the office for repairs unless you have no air
conditioning at all. Before you do call, always check the circuit breaker panel
near your front door for any tripped circuits, ensure that your thermostat is
set for COOL(ing) and that the temperature is set at a comfortable level.
Note: It's
best to keep your thermostat at a constant, comfortable temperature all the
time. Lowering the thermostat after 5 PM increases electricity demand
and limits the amount of time air conditioners operate. Please do not install
programmable or other thermostats without
contacting the SCA management.
The thermostats and all HVAC equipment belong to, and are maintained by,
Shadowood.
Only unit owners in good standing with paid assessments will be offered air
conditioning. Delinquent unit owners will have their air conditioning
service suspended until assessments are current.
"No Air Conditioning" calls are NOT
provided as an emergency service after business hours and on weekends;
however, after-hours service calls are available but each
service call is charged to the unit owner at SCA overtime charges.
Only unit owners, and not tenants, may authorize after-hours service calls.
Please consider waiting to file a "No Air Conditioning" call until normal
business hours (Monday - Thursday 9 - 5). All
after-hours no air conditioning call and other emergency calls must be phoned
in on the Shadowood main phone line at 703-620-5444.
If your air conditioner is
not operating or its output is weak:
The Association owns and operates an
energy-management system (EMS). The EMS is connected to all units and
cycles air conditioners off periodically throughout the day. The system
may turn your compressor off for a few minutes each hour, but it will
eventually return to service. If your unit is not cooling at all, please
report the problem to the office. NOTE: The air-conditioning
system at Shadowood is designed to reduce indoor temperatures by no more than
20 degrees.
2007 Budget
The
Shadowood Condominium Association Board of Directors voted
unanimously and approved the final 2007
budget (find
it here). Please note that the substantial increase in
condominium fees will be allocated to funding increased spending on
deferred maintenance, substantial increases to reserves and for the large
heating and air-conditioning (HVAC) upgrade project.
Despite the increase, Shadowood's condo fees remain among the lowest in
all of Reston, particularly among properties of our age and condition. If
you have any questions or comments, please send them to

Heat
is ON;
Air Conditioning is OFF
Air-conditioning service has been suspended and will no
longer be available until Spring 2008. The air conditioning cannot
be turned back on, so please do not call the office requesting heat.
All buildings and all condos should be
supplied with heat and should no longer have air-conditioning
service.
"No Heat" service calls
are provided as an emergency service after business hours and on
weekends ONLY when the temperature is below freezing. Only unit
owners, and not tenants, may authorize after-hours service calls,
and all calls will
be charged at $100 per incident to the unit owner initiating the
call. Please
consider waiting to file a "No Heat" call until normal business
hours (Monday - Thursday 9 - 5 and Friday 9 - noon). All
after-hours no hear calls and other emergency calls must be phoned
in on the Shadowood main phone line at 703-620-5444.

2007
Annual Meeting Results
The Shadowood Condominium Association 2007 Annual Unit Owner's Meeting
full results will be posted soon.
Although the board did not vote its many proxies, the unit owners present
re-elected President Olivia to another three-year term on the SCA Board
of Directors. The Directors re-elected him as the Association's president.
Mr. Newhouse was elected Vice President; Mr. Santos and Mr. Benisch
remain as Secretary and Treasurer, respectively. Director Galythly
heads the Legal and Covenants Committees.
Further details, including the final quorum and door prize winners will be
announced shortly.
Please note that the SCA TV Channel (Channel 10) will resume broadcasting in
the next week or so.

Office and Clubhouse Fire Update 5 - Renovation COMPLETE!
The
Shadowood Condominium Association office and clubhouse is open, the
renovations are complete! Please stop by and see the beautiful
new clubhouse space.
- Use the front doors to enter the office and clubhouse spaces
The back doors are for emergency use ONLY!
- You are welcome to schedule an appointment for all SCA business by
calling the office
- The clubhouse space will be available for rentals in June of
2007. Please contact the office for further details.
PS--were it not for the smoke
and fire alarms in the clubhouse, the building could have been a total
loss. Please test, repair and replace your smoke alarms in your
units!
