The 2-bedroom units are on the ground floor of each building, have a terrace/patio and contain 894 square feet. The 3-bedroom units are on floors 2-4, have a balcony and contain 1029 square feet. None of the interior walls are load-bearing and some unit owners have removed walls to create larger living spaces. Please see the Fun Facts and Images pages for images of renovated units. ALL unit interior changes MUST be approved by the Board of Directors -- there are NO exceptions. Monthly assessments (condo fees) at Shadowood include: all exterior maintenance; common plumbing (water and sewage), heating, hot water, and air-conditioning system maintenance; leaking faucet, tub, shower and toilet repairs; clubhouse use (at reduced rates) and maintenance; reserved parking; trash/recycling and snow removal; landscaping maintenance and improvement; common element and limited in-unit pest-control treatments; master insurance; on-site administration and management; 24 x 7 emergency maintenance; contribution for reserves; professional financial and reserve fund management; closed-circuit community TV channels; and Highly Discounted Digital Cable TV and High-Speed Internet Services. As required by covenant, each month the Association assess all unit owners for actual costs of all utilities, including both digital cable TV and high-speed internet, except telephone, as follows: for a proportionate share (either a 2-bedroom or a 3-bedroom rate) of natural gas for heating hot water, water and sewage, and common-use electricity. Shadowood Condominium buys electricity in bulk from Dominion Virginia Power and resells it through an association-maintained energy-management system. Unit owners enjoy electricity rates approximately 40-50% lower than retail pricing through this arrangement. There are no utility set-up charges, and all are turned on and available for use by new owners (and their tenants) in good standing with the Association. All unit owners must pay all charges for all utilities. The Association's governing documents, and the law, allow for suspension or disconnection of all utilities (including electricity) and parking privileges for owners with delinquent accounts. The Association sub meters and assesses for all in-unit electricity consumption and charges $6.25 a monthly assessment for the metering service. Dominion Virginia Power offers highly energy-efficient discounted compact fluorescent light (CFL) bulbs for sale at the many Lowe's and Wal-Mart stores. The Association strongly encourages all residents to replace incandescent light bulbs with these CFL bulbs to help everyone save on energy costs. Click here for Details. Discounted CFL bulbs may be purchased from the on-site management office at $5 for a package of 4 bulbs. Shadowood enjoys protection of the Reston Deed and all units in Shadowood pay an annual fee for Reston's many amenities including all indoor and outdoor pools, tennis, community centers, nature center and many more. Unless your unit is rented, this fee is generally not deductible on your federal or state income tax returns.
