Fun Facts to Know and Tell about Shadowood Condominium
Did you Know:
- The chimney attached to the clubhouse was once used for the central
heating plant. When the plant was decommissioned in the 1990s, bats moved in
and there is now a thriving bat colony living in the chimney! Watch the bats
leave their home near dusk some summer evening as they catch and eat
mosquitoes.
- Shadowood is the only condominium in South Reston with a clubhouse.
- The Shadowood Condominium Association owns two units in the complex and
pays itself monthly condo fees and utilities. The rental income generated from
these units is added to replacement reserves.
- Much like the Washington
Monument, some Shadowood buildings have two (or more) slightly different brick
colors. This is because the original developer, Gulf
Reston, built the slabs and first floors of all buildings at the same
time and then stopped construction because it could not sell the
units. They stood, partially constructed, for several years before
they were finished in the 1980s.
- For a similar reason, the first units built (2200-2204 Castle Rock Square)
were built with four levels. The original development plan called for 625
units in four-story buildings. When Gulf Reston struggled to sell the built
units, it decided to build the remaining at three stories.
- Although the rumor persists, Shadowood was never a rental community that
later converted to condos. Some units, however, were sold under a rent-to-own
plan.
- Shadowood, like all high-performing organizations, borrows money to finance
various projects using a $5 million line of credit.
- Shadowood has a AAA credit rating (the best possible).
- Shadowood has never had a special assessment and has
fully funded reserves.
- The original kitchens were built in one piece by Westinghouse and dropped
into each unit by a crane as the unit was built around the kitchen!
- One of Virginia's very first condominium developments, Shadowood is
correctly known as a "Horizontal Property Regime." Our documents
are governed by the Horizontal
Property Act. Why it's called Horizontal, when the
buildings are Vertical is anyone's guess!
- The original sales prices were in the $20,000 range ($9,000,000 equity);
most down payments are more than that today.
- The current equity in the entire Shadowood property is nearly $150,000,000.00
