Shadowood is a condominium and all of its property, facilities and apartments are private. Guests, contractors and visitors are invited to visit at the request of and for the pleasure of staff and residents and for no other purposes.

Neither solicitation nor trespassing is allowed at any time or for any purpose.

Moving In and Out of Shadowood

Residents may move belongings in or out any day between the hours of 9 AM and 8 PM ONLY and at no other times. Any damages caused to the Shadowood common property will be charged to the account of the apartment whose owner/occupant is moving. It will be up to the current owner to pay this balance regardless of who caused the damages. The current move-in fee is $225; there is no move-out fee. This fee MUST be paid before parking passes will be issued.

Do NOT store any moving materials on your balcony, patio or in the stairwell. You must store these items inside your unit or dispose of them in one of the dumpsters located on the property. Large items, carpeting, appliances, cabinets and other renovation debris must be removed at owner's expense and may not be disposed of on the property. 

Please note that video recording and monitoring equipment is in use at all Shadowood dumpsters and elsewhere on the property; violators and trespassers will be prosecuted. 

All new occupants must complete and return an original copy of the following form obtained ONLY from the on-site SCA office:  Unit-Owner Status Report (UOSR).


Parking

Parking is strictly enforced at Shadowood, and a move-in fee of $225.00 and parking-decal fee of $25.00 must be paid before parking decals are issued by the management office. In addition, all owners of units renting their apartments to others must provide the management office with a current signed lease (including exhibits A and B which can be obtained from the management office or on the Documents page) and updated unit owner status reports before any parking permits will be issued. There are ABSOLUTELY NO exceptions to these rules. 

Parking permits may never be transferred from resident-to-resident, resident-to-tenant or tenant-to-tenant.  Each new occupant must pay the move-in and parking decal fees before decals are issued.

DO NOT park in ANY space after 11 PM on ANY day without a parking permit or you WILL be towed. Shadowood does not reimburse for towing, storage or any other expenses under ANY circumstances.

If your (or a visitor's) vehicle has been towed, call JDR Towing at 703-856-0270 and/or the Fairfax County Police at 703-691-2131. All towed vehicles are reported to the Fairfax County Police Department and the vehicle owner is responsible for all costs of towing and storage. Please note that JDR Towing accepts only cash and no other forms of payment, and you must have your vehicle registration to recover your vehicle.


Tenant Insurance

Tenant insurance is required of all renters and must be in force no later than 5 days after the lease date or the association reserves the right to terminate the lease, seek eviction and attorneys' fees from both uninsured tenants and unit owner landlords.


Unit Owner Insurance

Unit Owners are required by the Fourth Amendment to the By-Laws to have at least $300,000 of liability insurance. Shadowood Condominium Association STRONGLY recommends Unit Owners purchase contents insurance for each Unit Owner-occupied unit. Please see this document for recommended insurance for all Unit Owners. Please note that the association is not responsible for any damage or costs resulting from floods or sewer back-ups.  Ground floor (2-bedroom) unit owners are strongly urged to obtain sewer back-up coverage.
