Most Shadowood condominiums are occupied by their owners, and all Shadowood condominiums are privately owned. Owners renting their units to others frequently advertise units for rent in the clubhouse and on this website. Please note that the management office neither rents units nor collects rents for owners and is not responsible for unit availability, leases or the accuracy of details provided by landlords on this page.

All Shadowood resale disclosure packages and condo questionnaires are prepared electronically by Condocerts.com.

Please click here to order all resale certificates and for ALL condo questionnaires.  These matters are not handled at the site management office .

We are pleased to complete condo questionnaires, but require the fees be paid, or assessed to a unit owner account, before we are able to provide any information. The fee is assessed for all requests of any nature regardless of the number of questions. This includes all inquiries for owner - investor ratios.

ALL transactions and information requests incur Association administrative-fee assessments -- non-negotiable assessments that run with the land and are paid by agreement among the seller and buyer. In addition, ALL transactions requiring personal assistance with fewer than five (5) business days advance notice are subject to the SCA rush/urgency fees. There are NO exceptions: plan early to pay less.

All SCA sellers must also obtain a resale disclosure package from the Reston Association.

Please note that Shadowood covenants require an unbilled assessment and utility deposit to be withheld from all sellers of $1000.

Resale disclosure package costs vary depending on delivery and timing options. Electronic and hard-copy delivery options are available. Email delivery recipients must ensure that they are able to receive large PDF files of up to 50 megabytes.

  REMINDER: Shadowood Condominium Association rules prohibit any "for sale," "for rent," "open house," or Realtor signs of any type or kind in any windows or balconies or elsewhere on the Shadowood property. Any signs found will be removed and discarded without further warning or notice and an violation fee assessment will be posted to the owner's account.

Lockboxes may not be attached to any common elements (including stairwell railings and balconies).
